NTAREI Property Board – Powered by WordPress & Laravel
New WordPress listings • Laravel engine

A smarter property board for NTAREI investors, built on WordPress & Laravel.

NTAREI Property Board is a dedicated online marketplace where members can post, review, and respond to local investment opportunities – powered by a modern Laravel API behind a simple WordPress plugin.

Designed for wholesalers, flippers & buy-and-hold investors.
Optimized for NTAREI meetings, email blasts, and follow-up.
Product Features

Everything you need to publish, find, and follow up on deals.

The NTAREI Property Board is not just a web page with a spreadsheet. It is a structured listings system that connects WordPress, Laravel, and your existing NTAREI member workflows.

Listings
Structured deal posts

Property address, photos/links, asking price, ARV, estimated repairs, rent range, equity, strategy tags, and seller contact – all captured in a consistent format investors can scan quickly.

Search & Filter
Investor-friendly filtering

Filter by strategy (wholesale, flip, BRRRR), price band, county, equity %, cash-flow potential, days on board, or “NTAREI meeting featured” flag, so members can focus on relevant opportunities.

Member Access
Tied to NTAREI membership

Uses WordPress roles to separate public visitors, email subscribers, NTAREI members, and admin / sponsor accounts. Member-only details such as full address or seller contact are protected.

Workflow
Listing lifecycle & status

Status options such as Draft, Pending Review, Active, Under Contract, Sold, and Withdrawn keep the board clean. Admins can moderate or archive stale deals with one click.

Notifications
Email & meeting integration

Generate curated lists of “new since last meeting” deals for Constant Contact campaigns, recap emails, and live meeting slides. Future phases include opt-in alerts for saved search profiles.

Sponsors
Vendor spotlight placements

Highlight hard-money lenders, title companies, and service providers beside or below listings. Sponsorship zones are implemented as configurable WordPress blocks, not hard-coded banner images.

Analytics
Board-level performance stats

Basic metrics surfaced via Laravel: listing volume, time-on-board, strategy mix, price ranges, and “meeting-to-inquiry” engagement to guide what content resonates with NTAREI investors.

API-First
Laravel JSON API

All core operations – listing CRUD, search, saved queries, and analytics – are exposed through a versioned Laravel API so future tools (mobile app, AI analyzer, partner portals) can use the same data.

Roadmap
AI-powered analysis (optional)

The architecture is built to plug in OpenAI-based deal comments, red-flag detection, and summary blurbs driven by the Laravel backend – without rewriting the WordPress plugin.

Under the Hood

WordPress for content. Laravel for logic. Clean separation by design.

The NTAREI Property Board is split into a lightweight WordPress plugin and a Laravel application that owns the data model and business rules. This keeps the investor experience simple while letting the backend evolve.

  • Handles NTAREI member permissions and basic validation.
  • Calls the Laravel API for CRUD, search, and analytics.

Laravel backend:

How It Fits NTAREI

From meeting to property board to closed deal.

The Property Board is built around how Real Estate Association members actually work: meetings, networking, email, texting, and follow-up.

Core member workflow

For wholesalers and active investors:

  • Create a listing from the NTAREI website (or admin adds on your behalf).
  • Deal appears on the Property Board with strategy tags and metrics.
  • Admins can select listings to feature in the next monthly meeting.
  • Constant Contact campaign pulls “new & featured” listings for recap emails.
  • Interested buyers use the board to request more info or contact the seller.

Phase-based roadmap

Planned technical phases:

  • Phase 1: Core WordPress plugin + Laravel API, manual moderation, basic metrics.
  • Phase 2: Saved searches, member alert preferences, sponsor reporting.
  • Phase 3: AI-assisted listing summaries and red-flag notes per property.
  • Phase 4: Optional mobile / kiosk views for live events and partner sites.
Questions

FAQ for board members, admins, and sponsors.

Is NTAREI Property Board a replacement for the main NTAREI website? +
No. The Property Board is a focused listings module that plugs into the existing NTAREI WordPress site. It does not change your pages, blog posts, or event registration – it adds a structured marketplace layer.
Where is the data actually stored? +
Listings and related analytics live in the Laravel application’s database. WordPress stores only the plugin configuration and lightweight stubs for integration, so the backend can evolve without locking into a specific theme.
Can non-members see any of the listings? +
That is configurable. A common pattern is to show anonymized or partial listings to the public (strategy, general area, price band) while reserving full address and contact info for logged-in NTAREI members.
How will AI be used in future phases? +
The Laravel backend will provide endpoints that can call OpenAI for optional features such as deal summaries, risk flags, or quick “things to ask the seller”. These will be opt-in and clearly separated from the raw numbers investors rely on.
