Investor / Landlord Training Seminar

The “Closing” is the transaction in which the legal title to a property is transferred from the seller to the buyer. It is usually organized and conducted by a “Title Company” (because it is primarily about the title). They research to make sure the title is “clear” (free of any problems which might prevent or invalidate the transfer). They prepare all the necessary documents – to detail the transaction, and to protect both parties, and conduct the meeting where the documents are signed (“The Closing”).
Obviously, as an investor, this is a very important step in your business, so it’s important for you to make sure the details are exactly what you want and expect them to be, and that it happens according to your needs and plan. Julie’s purpose with this presentation is to help you, particularly as an investor, to know and understand the details, and how to control the process.
A few of the key details which Julie will cover for you include:

    • The most common causes of closing delays and how to avoid them.

    • When and how to do a “Double Close”.
    • Who chooses the Title Company; buyer or seller?
    • Who pays for the Title Policy?
    • How to read a “Title Commitment”.
    • The importance of reading your Closing Document (CD)(aka “HUD”) and how to read it.

LEARNING THROUGH TRAINING IS CHEAPER.

About the Trainer:
Julie Post obtained a Bachelor of Science degree in Business Administration from California State University Northridge. She has over 25 years of experience in finance, title, business management and Mortgage Origination. She is solutions oriented and very creative in resolving title and lending issues.

In 2006 Julie moved from California to Plano, Texas to partner with her brother in the formation of a Mortgage Company. She originated loans, reviewed title documents, oversaw company operations, prepared closing packages and HUD 1 Settlement Statements as well as handled compliance.

Julie, with her brother and father, bought several residential properties to rehab to flip for profit, to retain for rental income or even just to wholesale. What they discovered was difficulty finding a Title company to meet their needs. She noticed that most Title companies would not close in the evening or on weekends and were not creative in finding solutions to clear title issues. Many times, Title companies were very regimented in their process or were not investor friendly and had a minimum sales price requirement.

With the synergy of mortgage lending, purchasing, selling and rehabbing properties, they decided to open a Title company to handle their own transactions. They first started with a Franchise and then, after accumulating tremendous experience and hiring veteran escrow professionals, they opened their own private title company, Miller Title LLC. Their company is a Family Owned Private company with five offices located in the DFW Metroplex including Plano, Downtown Dallas, Addison, Garland and DeSoto, with plans to continue opening additional offices in the DFW and primary urban areas in Texas. With continuous resource development, technological innovation, teamwork, and communication, Julie and her team aim to deliver unparalleled service and customer satisfaction. They pride themselves on their reliability, strong values of integrity and professionalism. She and her team, work with several wholesalers and investors and specialize in double closes and Assignment deals. They have fluent Spanish speaking escrow officers, and a fluent Arabic speaking escrow officer.
