Getting the Actual Transaction Done Right - what to do and not do. presented by Mindy Henerdson, Investor, Landlord, RMLO, Broker This presentation will cover, step by step, exactly what you must do to close a deal using owner financing to be in compliance with the law. A complete 48-page sample disclosure package, containing all of the required documents, will be provided. This is not an ‘overview’ presentation. This course will discuss specifically what disclosures must be provided to your borrower, in what time frame, and what information is needed. It will also cover serious mistakes that many investors make in the seller financing process – mistakes that could make them vulnerable to serious and expensive legal action! Whether you use an RMLO, or do it all yourself, it is very important for you to understand the process and know what is required legally. It’s your pocket book at stake! This is the seminar which we presented six times last fall, to sold-out attendance every time. However, it has been updated based on developments in the past eight months – including further regulatory interpretations, Mindy’s first hand experiences as an RMLO structuring transactions, and Mindy’s further research of the legislation and implementation standards. Mindy Henderson owns 27 rentals, and property manages more than 50 other properties for investor clients. As a rehabber, she really enjoys doing the big projects (take it back to the studs). Until last year, she was buying a house every 6 weeks, rehabbing it and then holding it as rental property. However, of course, that business has slowed down considerably, due to lack of bank financing. For the last two years, she has spent most of her time managing rental properties for other investors, and doing loan disclosures for seller financing transactions, as a licensed RMLO. She completed her first full audit by the Texas Department of Savings and Mortgage Lending last fall, and got the highest score possible. Mindy also has her Real Estate Broker license. She has negotiated short sales for investor clients, listed (and sold) some REO’s for a local bank, and listed (and sold) properties for private sellers and real estate investors. Daryl Windland founded Wind Enterprises in 2000, and from 2000 to 2006, managed multi and single family properties in Houston, The Woodlands, Dallas, and Denton, Texas, and Las Vegas, Nevada. A restructuring of the firm in 2006 allowed it to expand to manage multiple additional properties across Texas, for clients and for its own portfolio. To date, Daryl has purchased, owned and operated 21 single family homes, and three apartment communities totaling 550 units. In the multi-family properties, each required multi-million dollar renovations which were performed under the management of Daryl’s construction company, Windland Estate Builders. Learn to recognize when a ‘good deal’ has become a ‘bad deal’, and be able to design terms and conditions that promote goodwill with the seller/buyer. Mark Fedderson became a full time real estate investor in 2001. He started by rehabbing the properties which he bought. He built up his own full time rehab crew. He always bought houses from private sellers – who called him. He didn’t want to compete with the 100′s of other investors who were working the deals on MLS. He has since wholesaled more than 100 homes, and has grown his operation to become a Hard Money Lender. He has a passion to share what he has learned with others. He spent thousands of dollars on “guru” seminars himself, only to realize that much of what they taught him had ‘lots holes in it’ or just muddied up the waters. His mission now is to present truly useful and valid information – the real picture and actual proven techniques.
