Mark
Fedderson
became a full time real estate investor in 2001. He started by rehabbing the properties which he bought. He built up his own full time rehab crew. He always bought houses from private sellers – who called him. He didn’t want to compete with the 100s of other investors who were working the deals on MLS. He has also wholesaled more than 100 homes, and has grown his operation to become a Hard Money Lender. He has a passion to share what he has learned with others. He spent thousands of dollars on “guru” seminars himself, only to realize that much of what they taught him had “lots of holes in it”, or just muddied up the waters. His mission now is to present truly useful and valid information – the real picture and actual proven techniques.

“ Work with Appraisers” & “Get Max Value at Sale “
– RESCHEDULED – NEW DATE –
(seminar)

(Rescheduled – this is the new date)
Educational Seminar – Thursday, February 9

This Senior Appraiser will reveal the practical keys to
managing the purchase,
and maximizing the sale.

How to Work with Appraisers,
 and
How to Achieve Maximum Value at Sale Time

by Frank Friesenhahn
State Certified, FHA Approved Appraiser for 20 years.

Learn the guidlines to making the best deal -
at the purchase… and at the sale.

Get the answers to achieving and preserving the maximum value of your property. Stop the profit drain. Fix the leak. The value of your investment property needs protection – from you. The key decisions which can effect value happen at all stages in the investing process – from before you even look for a property, through the final day when (you think) you’re ready to sell (or rent). You’ll learn to view the process through the eyes of the appraiser.

This has probably happen to youYou bought it, fixed it up, and now you’re ready to sell it. But then comes the shock. The appraisal says that the value which you need to make the profit you planned on (or any profit!) – isn’t there! What went wrong??

It can happen to anyone, and usually does, sooner or later. This senior Appraiser, with 20 years experience – in this market ( – and who is also an investor), will show you the answer – and explain how you can avoid this catastrophy.

                                         Learning through training is cheaper.

Frank Friesenhahn, in addition to 20 years as a State Certified, FHA Approved Appraiser in the North Texas region, has also owned or personally managed more than 400 rehab projects over the past 15 years. As a property owner/manager, he currently owns 12 rental properties, and has owned rentals for more than 10 years. He is also active in wholesaling and rehabbing homes in the North Texas area, and is the operating partner of his hard money lending firm – DFW Investor Lending, LLC.

” Advanced Real Estate Techniques
for Small Inverstors “

A Full Day Workshop – Saturday, February 4,

It’s getting harder and harder to rehab a property and find a bank
that will lend money.
Lenders are not lending except to the most qualified buyers,
and refi’s are even more difficult.
Many banks also limit the number of properties you can own.
These types of problems are making buying and selling real estate
an historically difficult challenge.

“It Is Not Necessary to Change. Survival Is Not Mandatory.”
W. Edwards Deming

Why Merely Survive, When You Can Prosper?
But
We Must Change the Way We Do Business.

Ö   Do you have good properties that are vacant waiting for “qualified” buyers?
Ö   Do you have a hard money lender you need to pay off?

Ö   Did you purchase a property using all cash and need to get your money back?

Ö

note means taking a deep discount?

  12. Learn Note Clauses and Documents to Always Include or Omit When Selling Property.

“ Cash Now : Wholesaling in 2012 “
Educational Seminar

Educational Seminar – Tuesday, January 31
Cash Now : Wholesaling in 2012
How to make cash money…now!

Wholesaling is a quick way to improve your cash flow.

Make no mistake, it still takes work. But even in this very challenging market, wholesaling is still alive and well.

Wholesaling (= selling to other investors) can be the quickest way to boost your cash flow - with little or no investment – other than your time and skill. But you need to understand the process, and know what to do and how to do it. And you need to be informed about how the wholesaling process has been effected by the market changes now in the 2012 economy.
Fedderson teaches3

Here is your opportunity to learn from a local investor who has wholesaled more than 100 homes – none of which were ever listed on MLS. He will teach you tried-and-true methods  to jump start your ‘wholesaling machine’. This will be the real deal on Wholesaling – updated for the 2012 market.
Training by  Mark Fedderson, Pacific Union Funding.

Register Now – Click Here.

Some of the main topics which Mark will cover include -
            o  The real rewards…and real pitfalls…of wholesaling.

o  Real techniques for finding wholesale deals.
o  How to find “Cash Buyers”.
o  What do you tell the sellers?
            o  …and much more!

“ How to Buy Subject-To “ (Seller Financing)
Full Day Workshop

This Saturday  –  January 14

Seller Financing
A detailed, step-by-step training in the process of buying investment properties
without cash, using the seller financing method known as “Subject to”
(in which the property is acquired “…subject to the existing mortgage“).

How to Buy ‘Subject To’
training by Ed Creagh

Buying properties using the ‘subject to’ method is a form of seller financing which is a very effective and useful tool for acquiring properties without cash. It can be an especially appropriate and powerful tool in these days of very low equities and very motivated sellers. But it is essential to know how to do it right.

Some of what will be included:

Detailed walk-through of the process, with complete how-to instructions and a flow chart to follow along.

Proven marketing techniques.

Case studies – actual real examples of what works and what doesn’t.

How to overcome the fear of doing a deal.

What to say to sellers, with actual scripts.

Explanation of how you can use ‘contract for deed’ and ‘lease/option’.

A Course WORKBOOK - 50+ pages, so you can follow along and add your own notes. Also includes filled-in copies of the forms (using dummy information) to show examples of how to use them.

PLUS BONUSES:
o  A one page checklist – to guide you as you process a deal.

A complete Forms File – 50+ custom forms, legal documents, checklists, scripts, sample flyers, and more (on CD, ready to
use). OPTIONAL

Ed Creagh
has been an active local investor and landlord for more than ten years. He has successfully completed all types of purchase and sale transactions, but most importantly, he has completed more than one hundred ‘subject to’ purchases. He will walk you through a very careful and thorough training in the process, and marketing, of ‘subject to’ purchases - as they are being extensively practiced in our market today.

 Learning through training is cheaper.
